Director, Design Standards to manage a growing regional portfolio of design and construction projects by Heading the Centre of Expertisewhich ensures design quality and innovation. He/She will also be responsible for kick-starting which will be responsible for undertaking and implementing best practices and undertaking off-beat market inspiring projects. The success of the studio and the standards is defined by the success of the project and the innovation they bring in their domain. To run the studio we require a team of domain experts that understands global design guidelines and effectively adopts them so that the cell can make use of these standards. This team as a centre of knowledge develops templates, conducts training and undertakes dipstick checks to ensure guidelines are adhered to. This team as a Studio will also develop pitches for clients along with the sales team and will be responsible for design and execution of these off-beat projects.
Primary responsibilities include:
- Leadership
- Managing a dynamic team of Architects and Engineers and inspiring them to think creatively.
- Manage a team of domain experts and drive them to develop innovative solutions to improve India’s design and constructability that act as guardrails for the larger team to execute projects.
- Provide leadership, coaching and mentorship for development of the design and projects team.
- Overlooking all aspects of team deliverables in project life-cycle, stakeholder buy-in, roll-out and Audit.
- Work closely with the innovation team and define innovation objectives for your team.
- Responsible for maintaining staffing, providing employee motivation, and analyzing process effectiveness.
- Managing all aspects of staffing, to include recruitment, interviewing, placement of open budgeted positions to build a Studio team.
- Design Standards that Inspire
- Implement global design standards and ensure adherence to Quality and Standards. Also take feedback from the teams to re-calibrate guardrails.
- Promote systems approach to develop and document design and use learning and patterns to develop product innovation
- Member Experience is the focus of how we create our product. You will be responsible to improve member experience by implementing best in class design and MEP services.
- Guide the spatial experience lead to provide optimal member experience and ensure product-market fit and also to develop product that ensure consistent member experience across varied parameters
- Guide the creative lead to rollout of new product to projects team, seek out opportunities to innovate the brand and provide feedback to the creative studio in Global HQ
- Drive efficiencies into procurement and execution to ensure strict commercial governance.
- Improve quality, accuracy and innovation, through domain leads, in architectural, interior, lighting and MEP design.
- Stay abreast of developments and trends in design innovation and design technology. Guide the team to incorporate the same
- Forecast and analyse sustainability trends and build those into the design framework for the future.
- Be on the constant look-out for new products and materials that enhance the product sustainability and member experience. Work with the procurement team to close on lead times and negotiate better rates with suppliers.
- Collaborate and network with global teams and best in class design and real estate firms to bring best practices in design
- Studio Projects
- Work with the sales team to scout for clients looking for innovative solutions for designing workplaces.
- Evaluating resource allocation while managing both internal and external partner relationships to ensure optimal project approach
- Understand unique client requirements and provide design solutions that help the clients implement a workplace of tomorrow.
- Liaising with the clients leadership team to evaluate progress and ensure the implementation of exceptional project delivery.
- Develop a studio culture that is able to nurture itself into a profitable centre.
- Responsible for the improving profit and losses of the studio and meeting annual profitability goals.
- Publish accurate capex requirements with support from the project team. schedule to the finance team and implement capex reduction practices
- Collaborate with the sourcing and procurement team to offer the client best rates for executing the projects.
Qualifications:
- BS in Engineering, Masters in Architectural streams or equivalent background.
- 12-15+ years of real estate, design and construction development experience and having executed in a multi-market setting
- Ability to influence both horizontally and vertically within organization to keep project goals on track
- High level of adaptability within a fast-paced dynamic work environment
- Adept problem solver that is quick on their feet while maintaining strong focus on organizational end goals
- Experience working for a developer or fast paced construction management firm
