Projects:
- Managing the project activities for new Centers in collaboration with various functions for timely completion of projects.
- Monitoring and tracking project milestones
- Project Coordination & Project Controls.
- Weekly/Quarterly/Monthly review meetings
- Project Report Generation on monthly basis
- Ensure that the organizations requirements are met, the project is completed on time and within budget. Depending on the project, responsibilities can cover all aspects of a project from the beginning stage to completion.
- Develop and/or administer project budgets and fiscal controls, contracts, and quality control provisions; perform project cost estimating and value engineering, as appropriate.
- Oversee all aspects of the day-to-day management of construction / fit-out projects; monitor and coordinate work performed by architectural, engineering, and construction firms, as well as institutional, state, and local entities.
- Review and interpret proposed designs, architectural drawings, and building specifications for appropriateness to required function and/or institutional standard, and initiates revisions where appropriate; advise consultants and clients as to how best to achieve required results.
- Ensure that project operations are in compliance with design specifications and with state policies and regulations.
- Establish performance and delivery criteria, ensuring that client and institutional requirements are being met; prepare project specifications, and coordinates procurement, as appropriate.
- Authorize the issuance of contracts, purchase orders, and change orders, and approves contractor invoices for payment.
- Direct work sequencing to expedite project delivery and to minimize disruption of ongoing institutional operations.
Maintenance & Facilities
- To take care of general maintenance activities related to-
Preventive/Predictive Maintenance of all Utility equipment such as AC, UPS, CCTV, PA, QMS, DG and electrical Panels, lifts / escalators etc.
Fire extinguishing equipment (Smoke detectors, fire alarms, fire sprinkler & fire hydrant systems) & Statutory Compliances
Facility equipment such as � Access control system, Savior Attendance System, Furniture, chairs, lights, curtains & blinds, linen, foot mats, painting, electrical fittings etc
- Lead a team of Executives and Managers, allocate workload and supervise the duties of maintenance staffs.
- Branding Signages, plumbing, pest control, housekeeping, Security Services, Transport Services etc
- To ensure transmission of light, Heat, Service utilities and power is assigned functions of engineering.
- To upkeep, repair and minor renovation of buildings and grounds and that equipment not cared for by the using departments.
- To advice the Directors / Center Manager on the matter pertaining to service utilities.
- To establish technical procedures and management functions pertaining to repairs and utilities.
- To provide technical advice and assistance concerning improvements of the Centers, including landscaping, construction and repairs.
- To co-ordinate matters pertaining to major construction.
- To establish priority for repair and utility projects and planning, programming and accompany.
- Represent Engineering/Maintenance/Facilities on committees, maintain departmental records, and attend Management and other administrative meetings as appropriate.
- Ensure the review of supplies, instrumentation, and facilities in the Centers relative to safety and performance and recommend required or desirable changes.
- Specify requirements relative to standards or accreditation requirements.
- Perform other related duties incidental to the work described herein.
- Maintaining roster of Housekeeping Staffs & Liaison with vendors
- Keep track training of Maintenance Staff at Center & HO level.
- Implement safety policies and procedures for the department.
- Carrying out inspections of the facilities & equipments to identify and resolve issues.
- Keep track of electrical and hydraulic systems of buildings to ensure functionality
- Plan and oversee all repair and installation activities
