- Coordination with AMC vendors for PPM
- Planning and execution of preventive maintenance for equipment.
- Responsible for Daily Site Report
- Evaluation of Electricity consumption and check if any scope for reduction
- Responsible for operation & maintenance of HVAC & plumbing system.
- Maintain document of all malfunctions, maintenances, repairs or changes to the system or equipment
- Validation of EB invoices and submission
- Procurement of MEP consumables and tracking
- Responsible for operation & maintenance of UPS systems
- Record maintenance data & generate reports as and when required.
- Evaluate all maintenance Works.
- Periodic site assessments through vendor to service improvements & ensure all the loopholes shared in assessment are being closed.
- Ensure all requests raised at helpdesk are being monitored & closed as per the TAT defined.
- To ensure daily walk around through facility & observation being highlighted to the client & update with closer status.
- Ensure proper maintenance of kitchen equipment.
- Training schedules for technical vendors is implemented & ensure the training man-hours’ are recorded.
- Responsible for po creation and invoice processing for technical services
- Coordination with landlord team,
- Follow-up with Vendors for proper maintenance of Equipment (Preventive, Predictive and breakdown)
- Preparation of Reports on Daily, Weekly, Monthly basis & 52-week PM reports
- Preparation of work permits for vendor works and coordinating with them for the completion of work.
- Attending meetings with clients and vendors on maintenance issues.
- Planning and indenting for the materials required for PPM.
- Follow-up with Vendors for AMC contract renewal and timely submission of the invoices
- Supervision of Tech Supervisor and other technical staff.
