The successful candidate will be responsible for, but not limited to:
HVAC System Management:
Perform and supervise preventive and corrective maintenance on all major HVAC equipment, including chillers, cooling towers, boilers, air handling units (AHUs), fan coil units (FCUs), and variable air volume (VAV) boxes.
Monitor and troubleshoot Building Management System (BMS) controls to optimize system performance, energy efficiency, and temperature/humidity setpoints.
Ensure proper maintenance of ducting, filters, dampers, and ventilation systems.
Piping Systems Maintenance:
Manage the upkeep of various utility and process piping, including chilled water, condenser water, steam, compressed air, and natural gas lines.
Conduct visual inspections, pressure testing, and welding repairs as required, ensuring compliance with relevant piping codes.
Oversee chemical treatment programs for boiler and cooling tower water systems.
General Maintenance & Compliance:
Respond promptly to maintenance requests and diagnose complex mechanical failures.
Maintain detailed records of all work performed in the Computerized Maintenance Management System (CMMS).
Ensure all maintenance activities comply with local building codes, safety regulations, and environmental standards.
Manage relationships with external contractors for specialized maintenance tasks.
