Your Role :
The Project Engineer is responsible for the technical lifecycle of building automation projects, including Fire Alarm, HVAC Controls, Security/Access Control, and VESDA (Very Early Warning Aspirating Smoke Detection). You will translate engineering designs into functional field installations, manage technical documentation, and provide high-level troubleshooting to ensure systems are commissioned on time and within budget.
Key Responsibilities
1. Engineering & Design Integration
- Review and interpret project specifications, floor plans, and electrical schematics.
- Develop hardware and software design submittals for HVAC DDC (Direct Digital Control) and Fire Alarm systems.
- Design layouts for VESDA pipe networks and calculate sampling hole sensitivity using modeling software.
- Select appropriate field devices (sensors, actuators, smoke detectors, controllers) based on project requirements.
2. Technical Project Management
- Coordinate with electrical subcontractors to ensure wiring and conduit installations meet design standards.
- Manage the "Point-to-Point" checkout process to verify that every physical device communicates correctly with the front-end workstation.
- Oversee the integration of third-party protocols such as BACnet, Modbus, and LonWorks.
3. Compliance & Quality Control
- Ensure all Fire Alarm and VESDA designs comply with NFPA 72, NFPA 70 (NEC), and local building codes.
- Prepare and maintain "As-Built" documentation and Operations & Maintenance (O&M) manuals.
- Support the commissioning agent (Cx) during functional performance testing.
Technical Skill Requirements
Category

HVAC & BAS
Knowledge of air handling units (AHUs), chillers, and VAV boxes; logic programming (Block or Script).
Life Safety
Experience with addressable fire alarm panels and VESDA high-sensitivity aspiration systems.
Security
Programming of Access Control Systems (ACS), IP Cameras, and Video Management Software (VMS).
Tools
Proficiency in AutoCAD or Bluebeam; experience with system-specific software (e.g., Honeywell, Siemens, Johnson Controls, or Schneider Electric).
Experience & Qualifications
- Education: Bachelor’s degree in Instrumentation or Electrical Engineering, or equivalent field experience.
- Experience: 3–5 years in the building automation or fire protection industry.
- Certifications (Preferred): * NICET Level II or higher (Fire Alarm Systems).
- Manufacturer-specific certifications (e.g., Tridium Niagara 4).
- OSHA 10/30 Construction Safety.
Soft Skills
- Analytical Mindset: Ability to troubleshoot complex networking or sequence-of-operation issues on the fly.
- Communication: Acting as the bridge between the Project Manager, the field technicians, and the client.
- Detail Oriented: In the world of Fire and Life Safety, a single missed sensor or "dead spot" in a VESDA layout is a significant liability.
