Role Overview
- Position: General Manager (GM) / Associate Vice President (AVP) - Projects
- Location: Gurgaon (Gurugram), Haryana
- Reporting To: Managing Director (MD) & Promoter
Role Purpose
The incumbent will serve as the strategic business and technical head responsible for the end-to-end lifecycle of ultra-luxury residential projects, including bespoke luxury bungalows, high-end villas, and multi-acre private estates/farmhouses, Manufacturing Units and Corporate Offices. This leadership role demands a blend of design vision governance, civil engineering mastery, and astute investment/budgetary control. The candidate will manage cross-functional teams across design, civil, and project execution to deliver world-class finishing, on-time handovers, and optimized project financial health.
Key Responsibilities
1. Design Governance & Aesthetic Management (External & Internal)
- Strict adherence to uphold the Quality of Project as per timelines
- Lead and review architectural concepts, structural designs, and MEP layouts for high-end luxury bungalows and farmhouses.
- Oversee complex high-end internal fit-outs, including bespoke Italian marble cladding, automated HVAC (VRV/VRF) layouts, advanced home automation/home theatres, custom millwork, and premium kitchen/wardrobe systems.
- Govern sophisticated external architectural systems, including structural glazing, custom facades, high-end fenestration, and premium roofing solutions.
2. Farmhouse Master Planning & Infrastructure Engineering
- Drive the master planning and civil site development for multi-acre luxury country houses and private estates.
- Direct the execution of extensive site infrastructure: high-security boundary systems, peripheral drainage, internal arterial road networks, and monumental gates.
- Oversee complex hardscape and softscape engineering, including infinity swimming pools, sunken lounges, water bodies, micro-irrigation systems, and specialized low-voltage landscape lighting grids.
- Ensure robust off-grid utility installations including deep borewells, rainwater harvesting networks, high-capacity underground water storage, HT power line tapping, synchronized DG backup grids, and solar integrations.
3. Multi-Disciplinary Team Leadership & Coordination
- Lead, mentor, and align three critical internal vertices: the Design Team (Architects, Interior Designers, 3D Visualizers), the Civil Engineering Team (Site Engineers, Structure Specialists), and the Projects/Operations Team (Project Managers, Billing Engineers).
- Appoint and manage marquee external consultants, structural experts, international design consultants, and premium trade contractors.
4. Budget, Investment & Financial Governance
- Take complete accountability for multi-crore project budgets, capital expenditure (CapEx), and cash flow forecasting from land development to handover.
- Review, optimize, and approve detailed Bills of Quantities (BOQs), cost estimates, material procurement schedules, and contractor bills.
- Drive strict Value Engineering practices to control costs, mitigate raw material inflation (steel, premium cement, imported finishes), and eliminate cost overruns without compromising on luxury specifications.
- Act as the owner's/firm's commercial representative to track overall investments, evaluate financial risks, and optimize return on investment (ROI).
5. Project Execution, Quality Assurance, Liasoning & Compliance
- Establish and monitor project micro-schedules and critical paths using advanced project management tools (e.g., MS Project or Primavera).
- Enforce quality control processes, zero-tolerance finish checking, and strict international safety standards on-site.
- Navigate and secure necessary approvals from local bodies, for compliance, Change of Land Use (CLU) certifications, and forest/environmental clearances for farmhouse corridors.
Candidate Profile & Qualifications
- Education: Bachelor's Degree / Master's Degree in Civil Engineering or Architecture from a recognized institute. Certifications in Project Management (PMP) or Construction Management are highly advantageous.
- Industry Tenure: 15-20 years of solid experience in the real estate/construction domain, with at least 7-10 years strictly dedicated to the ultra-luxury residential sector (villas, premium boutique apartments, farmhouses, or HNI private estates).
- Technical Expertise: Strong knowledge of building bylaws in Delhi/NCR, premium finishing materials, deep knowledge of structural engineering for bespoke architecture, and fluency in interpreting complex civil/MEP/Architectural drawings.
- Software Skills: Familiarity with design review platforms (AutoCAD) and project tracking systems (MS Project/Primavera/ERP modules).
- Leadership Traits: Excellent stakeholder management skills, command over contractors and vendors, executive-level communication skills, and a proven track record of handling high-stress delivery timelines.
