Job Purpose
The Head of Projects is responsible for leading the end-to-end project lifecycle of development projects allocated, ensuring timely delivery, quality, safety, and cost efficiency. The role oversees planning, design coordination, construction management, and project handover, aligning with business objectives and customer expectations.

Strategic & Planning
- Develop and implement the overall projects strategy in line with the company’s business goals.
- Prepare project feasibility reports in collaboration with design, finance, sales, and legal teams.
- Establish project execution plans, budgets, and timelines, track against milestones.
Project Execution & Delivery
- Oversee multiple projects simultaneously.
- Manage contractors, consultants, architects, and vendors to ensure adherence to contractual obligations.
- Ensure compliance with design specifications, building codes, safety, and environmental standards.
- Drive timely approvals from regulatory authorities.
- Monitor site execution through periodic site visits, review meetings, and progress reports.
- Provide inputs for the techno- commercial evaluation of contractors, designers and architects for the project and oversee total contract regulation, review and
management for the project.
- Lead all project review meetings with the project team, consultants and contractors to ensure timely resolution of all issues.
- Develop project site reporting mechanisms and issue resolution procedures to ensure timely communication of critical information from the projects site.
- Oversee the timely handover to Facility Manager post completion of the project.
Team Leadership & Development
- Lead a team of project managers, engineers, and site staff; provide mentorship and training.
- Ensure high performance, accountability, and succession planning in the projects team.
Stakeholder Management
- Liaise with internal stakeholders such as Sales, CRM, Marketing, Finance, and Legal for smooth project execution.
- Co-ordinate with the Head – Quality & Systems to conduct periodic audits at the project site and drive compliance with ISO requirements and other quality &
- safety standards (statutory and organizational)
- Co-ordinate with other departments, Legal, Liaison, Procurement, Sales, marketing & CRM on escalated matters to ensure quick resolution.
- Manage relationships with external stakeholders – architects, consultants, contractors, vendors, and regulatory bodies.
- Support customer-facing teams in providing technical clarifications to homebuyers.

- Control project budgets, monitor cost escalations, and ensure cost optimization.
- Study and analyse any deviation from budget and take corrective action, as required.
- Approve bills, work orders, and variations in consultation with the President – Operations.
- Co-ordinate with Finance to ensure timely availability of working capital and funds for project related activities
- Drive cost savings through process standardization, value engineering and effective project management.
- Monitor the budget utilization.

Qualifications and Competencies
Qualification and Experience
- B.E./B. Tech in Civil Engineering (MBA/PG in Construction Management preferred).
- 18–25 years of experience in real estate/construction, with at least 8–10 years in a leadership role.
- Strong track record of delivering large-scale residential/commercial projects in India.
- Deep understanding of construction technologies, project management tools, and regulatory compliance.
